IMPORTANT: THESE TERMS OF USE (“Terms”) ARE A LEGAL AGREEMENT BETWEEN CondoVerify, LLC (“CondoVerify,” “we,” “us,” or “our”) AND YOU (“you” or “your”) GOVERNING YOUR ACCESS TO AND USE OF condoverify.com, OUR WEB AND MOBILE APPLICATIONS, ANY RELATED TOOLS, WIDGETS, EMAILS, APIs, AND CONTENT (COLLECTIVELY, THE “Site”), AND ANY PRODUCTS OR SERVICES WE OFFER, INCLUDING AI-GENERATED CONDO REPORTS AND ALERTS (COLLECTIVELY, the “Services”).
BY ACCESSING OR USING THE SITE OR ANY SERVICES, YOU AFFIRM THAT (1) YOU HAVE READ AND UNDERSTAND THESE TERMS; (2) YOU ARE AT LEAST 18 YEARS OLD; AND (3) YOU AGREE TO BE LEGALLY BOUND BY THEM. IF YOU DO NOT AGREE, DO NOT USE THE SITE OR SERVICES.
We may update these Terms from time to time. The “Effective Date” above shows when they were last revised. If we make material changes, we’ll post the updated Terms on the Site. Your continued use of the Services after changes become effective constitutes acceptance.
CondoVerify provides tools to generate AI-assisted condo intelligence reports and related outputs, which may include summaries of public/government records, regulatory filings, building permits, inspection results, litigation data, association/HOA disclosures (where available), and third-party data sources, plus model-driven insights, ratings, scores, red-flag detection, and alerts. The Services may also present content submitted by you or other users (collectively, “Submissions”).
We may change, suspend, or discontinue any part of the Services at any time, with or without notice.
You may need an account to access certain features. When creating an account, you must provide accurate information and maintain the confidentiality of your login credentials. You’re responsible for all activity that occurs under your account.
By creating an account or using the Services, you consent to receive electronic communications from us (e.g., service messages, legal notices). These communications satisfy any legal requirement that they be in writing. You can manage marketing email preferences via unsubscribe links.
Subject to these Terms, CondoVerify grants you a limited, revocable, non-exclusive, non-transferable license to access and use the Services in the United States for your personal or internal business purposes only. Except as expressly allowed, you may not copy, modify, create derivative works of, distribute, sell, lease, sublicense, frame, scrape, or otherwise exploit the Services or any content therein.
Automated access (bots, spiders, crawlers, or similar) is prohibited without our prior written consent. You may not introduce malware, interfere with security or operation of the Services, or attempt to bypass technical restrictions.
We may offer paid reports, subscriptions, seat-based plans, or usage-based pricing. Prices are shown at checkout and may change prospectively at any time. Taxes and processing fees may apply.
Our reports combine public records (e.g., county clerk/recorder, building department, court dockets), government datasets, and third-party sources, plus AI modeling. Not all data is available for all jurisdictions or time periods. Records may be delayed by source systems, subject to maintenance windows, redactions, and clerical errors. We do not control third-party systems and cannot guarantee completeness, timeliness, or availability.
AI can be wrong. Reports may contain inaccuracies, omissions, or misclassifications. Outputs may hallucinate, reflect out-of-date or incomplete records, or misinterpret legal documents. The Services do not provide legal, financial, tax, engineering, insurance, or investment advice. You should validate important findings via the original source records and consult qualified professionals before relying on any output. You are solely responsible for your decisions.
CondoVerify is not a consumer reporting agency, and the Services are not “consumer reports” under the Fair Credit Reporting Act (FCRA). You may not use any output to determine a person’s eligibility for credit, insurance, employment, housing/tenancy, or any other purpose regulated by the FCRA or similar laws.
You are solely responsible for Submissions you provide (e.g., addresses, association names, documents, comments). You represent and warrant you have the rights to upload and that your Submissions are accurate, lawful, and do not infringe others’ rights.
By submitting content, you grant CondoVerify a worldwide, non-exclusive, royalty-free, transferable, sublicensable license to use, reproduce, modify, publish, translate, create derivative works from, distribute, display, and perform such content in connection with operating, improving, marketing, and providing the Services.
We may remove Submissions that violate these Terms or the law, at our discretion.

The Services (including text, UI, design, databases, models, model outputs, logos, compilations, and software) are owned by CondoVerify and its licensors and are protected by intellectual-property laws. Except for the limited license in Section 3, no rights are granted, express or implied. All trademarks are the property of their respective owners.

Your use of the Services is subject to our Privacy Policy (incorporated by reference). It explains how we collect, use, and disclose information, including handling of government/public-record data and account information.
Public records can contain errors. If you believe a report includes a mistake, contact support at support@condoverify.com with: (a) the report ID/URL, (b) a description of the issue, and (c) supporting documentation (e.g., certified record, court order). Our sole obligation is to review and, if we verify an error attributable to our processing or a superseded public record, update or annotate future reports and/or re-issue your report once at no additional cost. We do not undertake to amend original government records.
The Services may reference or link to third-party sites, tools, marketplaces, insurance or lender offers, or public portals. We do not control and are not responsible for third-party content, availability, or practices. Your dealings with third parties are solely between you and them.
We may label certain features as Beta, Labs, or Preview. These may be unstable, inaccurate, or change at any time. We provide them as-is without warranties, and limits in Sections 16–17 apply.
THE SERVICES (INCLUDING ALL REPORTS, SCORES, FLAGS, SUMMARIES, ALERTS, DATA SETS, AND DOCUMENT PREVIEWS) ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, CONDOVERIFY AND ITS AFFILIATES, SUPPLIERS, DATA PROVIDERS, AND LICENSORS DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING ACCURACY, COMPLETENESS, NONINFRINGEMENT, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INTERRUPTION. WE DO NOT WARRANT THAT OUTPUTS WILL BE ERROR-FREE, COMPLETE, CURRENT, OR SUITABLE FOR YOUR USE CASE, OR THAT ALERTS WILL BE TIMELY OR DELIVERED.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT WILL CONDOVERIFY OR ITS AFFILIATES, OFFICERS, EMPLOYEES, AGENTS, DATA PROVIDERS, OR LICENSORS BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; LOST PROFITS OR REVENUE; LOSS OF DATA; OR BUSINESS INTERRUPTION ARISING OUT OF OR RELATED TO THE SERVICES OR THESE TERMS, EVEN IF ADVISED OF THE POSSIBILITY. OUR TOTAL LIABILITY FOR ALL CLAIMS IN THE AGGREGATE WILL NOT EXCEED THE AMOUNTS YOU PAID TO CONDOVERIFY FOR THE SERVICE GIVING RISE TO THE CLAIM IN THE SIX (6) MONTHS PRECEDING THE EVENT.
Some jurisdictions do not allow certain limitations; in those cases, liability is limited to the maximum extent permitted.
You will defend, indemnify, and hold harmless CondoVerify and its affiliates from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your use of the Services; (b) your Submissions; (c) your violation of these Terms or applicable law; or (d) your reliance on or disclosure of outputs to third parties.
We may suspend or terminate your access at any time if we believe you violated these Terms, pose a security or legal risk, or for operational reasons. You may stop using the Services at any time. Sections that by their nature should survive (including 6–8, 10–18, and 20–24) will survive termination.
PLEASE READ THIS CAREFULLY. You and CondoVerify agree to binding arbitration of all disputes arising out of or relating to these Terms or the Services, except you may bring qualifying claims in small claims court.
If the class-action waiver is found unenforceable, this Section 20 is void, and disputes will be litigated in court (see Section 21).
You may opt out of arbitration within 30 days of first accepting these Terms by sending written notice to legal@condoverify.com with subject “Arbitration Opt-Out” and your account email and full name.
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Subject to Section 20, exclusive jurisdiction and venue lie in the state courts of Miami-Dade County, Florida or the U.S. District Court for the Southern District of Florida. YOU AND CONDOVERIFY WAIVE JURY TRIAL to the fullest extent permitted by law.
You may not use or export the Services in violation of U.S. export and sanctions laws. You represent you are not located in, under control of, or a national or resident of any embargoed country or prohibited list.
Any third-party providers or “data partners” referenced on the Site are independent contractors, not partners, agents, or joint ventures of CondoVerify.

CondoVerify reports combine public records and AI analysis. Outputs can be incomplete, delayed, or incorrect. Always verify critical details using official records and professional advice. CondoVerify is not a consumer reporting agency and reports are not for FCRA-regulated uses.
